Streamlined, Easy and Fun
At Village Homes, we have a unique purchase process specifically designed to help you move into your new Modular Home or Manufactured Home / Mobile Home with ease and comfort.
Village Homes is a full service Builder & General Contractor who can oversee every aspect of your new home project, including financing, home design, home build, site work (excavation, foundation, septic, well, etc.) and on-site finish work (carpentry, heating, plumbing, electrical, garages, porches, decks, etc). Of course if you prefer, Village Homes will gladly supply the home only should you wish to work with your own hand selected contractor(s).
STEP 1) FINANCING
New construction is usually financed through a construction loan. A construction loan is a short term loan given by a bank that will issue disbursements (or draws) to the contractor(s) for work completed on a home. Once a home is finished, the construction loan is typically rolled over into a more traditional mortgage.
Village Homes can be you starting point in the financing process, which is the key to advancing through the purchase process. Our skilled team will perform a complimentary pre-approval to help you determine your project budget. Once a project budget is established, Village Homes will assist you in choosing a construction loan program that best fits your needs. We will then put together a budget contract for your chosen lender so they can begin working on your loan approval.
STEP 2) LAND / LOT
Once you have been pre-approved for financing, it is time to begin your land/lot search for you modular home or manufactured / mobile home.
If you’re looking for land in central Vermont near I-89, check out the Partridge Farms Community page. Village Homes has a number of building lots available with sewer and water in place.
There are many user friendly websites that can help you with the land search, such as NEREN.com, Zillow.com, Trulia.com and PicketFencePreview.com to name a few. These sites can help put you in touch with the Real Estate Listing Agent/owner. It is ideal to find land that already has waste water permits and a septic design in place, or land that can be easily connected to public water and/or sewer. Remember, some land can be very costly to develop, such as land that is heavily wooded, steep sloping, far from existing power lines, etc. It is important to keep your project budget in mind while searching for land. Of course, we at Village Homes encourage you to use us a resource throughout your land search.
If you are looking for a lot to lease, Village Homes can recommend a number of communities in your desired area. Village Homes also has a number of its own communities in central Vermont. Please ask a Village Homes representative about lot availability.
STEP 3) PLANS, SPECS & BALANCE PROJECT SCOPE
During the land search, you can simultaneously begin working with Village Homes on the plans and specifications of your new home. We build Ranch, Split Level, Cape Cod, Chalet, Colonial, Two Story & Vacation style modular homes. We also build Single Section & Multi-Section manufactured homes / mobile homes, also known as single-wide & double-wide manufactured mobile homes. Village Homes has a variety of homes on display that will give you inspiration throughout the purchase process. Our model homes are displayed with popular décor and optional upgrades. For additional inspiration, we also have home plan books, option/upgrade books in our sample room and throughout our website. If you already have a plan in mind, or perhaps you are looking for something more personalized, Village Homes can design, engineer and build it. If you’re looking for something unique for or in your home that cannot be found as an option, Village Homes will work with you to find a solution.
At this point, Village Homes can also begin working with you on the site work and on-site finish work portion of your project. We will conduct a site visit in order to begin to fine tune the balance project scope, with the home plans and specification you have in mind. Should you choose to work with your own contractor(s) for this portion of the project, now would be a great time to gather estimates. In that case, we can provide you with a list of items that need to be estimated for you to give to your contractor(s). In addition, Village Homes can perform an “a la carte” Installation should you want your contractor(s) to perform some or all of our typical work scope.
STEP 4) CONTRACT FINALIZATION
Once you have found a home site, and we have fined tuned the home plans, specifications and balance project scope, Village Homes will finalize a purchase agreement and a contract for you to sign. We will then send the finalized purchase agreement to your lender so they can process your construction loan (Don’t worry! If you think of something at the last minute, Village Homes will prepare an addendum to the contract to ensure your full satisfaction). Once the first draw/disbursement has been issued by your lender, we will ask you to sign off on the home plans and specifications in order to initiate the build process. Remember, we do not allow for cost overruns. The final purchase agreement, plus any requested addendum(s), is a guaranteed price by Village Home.
STEP 5) SITE WORK / CONSTRUCTION & DELIVERY
After the contract has been finalized, and the first draw/disbursement has been issued by your lender, the construction process begins. Your home will begin to be constructed by highly skilled craftsman in a state of the art climate-controlled facility, strictly adhering to the adopted residential building codes or HUD building code. Typical home construction time can range from 3 – 7+ weeks depending on the complexity of the structure. While your home is being constructed, the site work needed to receive the home is completed. Once the home is finished, it is transported to your site for the on-site set & finish.
STEP 6) ON-SITE SET & FINISH
The day we’ve all been waiting for! When the home arrives at the site, the Village Homes set crew works efficiently to place your new home on the foundation/slab/pad and weather seal the envelope. After the home is set, all of the on-site finish work is completed, such as carpentry, electrical connections, plumbing connections, and heating system connections/installation. In addition, on-site decks, porches, garages and/or other structures that are part of the project scope are built at this time. Lastly, any final grading, seeding and/or mulching included in the contact will be completed.
STEP 7) WALK THROUGH
The purchase process is complete. Welcome to your new home!
